Innovative Industrial Properties, Inc. (NYSE:IIPR) reported third-quarter 2026 total revenues of USD 64.9 million and net income attributable to common stockholders of USD 28.7 million, or USD 0.99 per diluted share, compared with USD 28.3 million, or USD 0.97, a year earlier. The company declared dividends to common stockholders totaling USD 1.90 per share, and has paid over USD 1.2 billion in common dividends since inception.
The executive chairman said AFFO per share rose 7% from the second quarter, that leasing momentum continues as the team re-leases properties, and that the recently announced mezzanine commitment extends the company's presence in life science.
Life Science Investments
In September the company entered a USD 245.0 million mezzanine loan commitment to affiliates of IQHQ, Inc. for Alewife Park, a life science campus in Cambridge, Massachusetts, funding about USD 111.0 million at closing. The loan yields an Interest Rate of approximately 15.8% over its term, subject to a floor of 14.0%, and matures in February 2028 with a one-year extension option. The remaining USD 134.0 million is projected to be funded through the fourth quarter of 2027, subject to funding conditions. The company also holds an option to acquire up to USD 155.0 million of additional mezzanine notes from another lender on the same terms.
It funded a further USD 30.0 million of IQHQ Series G preferred Equity in September. As of September 30, 2026 the aggregate funded under its strategic Investment in IQHQ was USD 300.0 million, made up of a USD 100.0 million revolving Credit Facility and USD 200.0 million of Series G preferred equity.
Portfolio Leasing
During the quarter the company terminated 16 leases representing 1.2 million square feet and entered into 6 leases representing 604,000 square feet. After quarter end it executed a new Lease for its 270,000 square foot property in Saxton, Pennsylvania, contingent on approval of cannabis license transfers. In October it received full repayment of the USD 49.0 million of seller financing provided on the May sale of its Perth, New York property.
By our calculation, the square footage terminated in the quarter was about double the square footage newly leased, which shows that portfolio repositioning remains active even as headline Earnings Per Share grow. The release also tracks payments and applied security deposits from certain defaulted tenants, and those items affect per share results.
Leasing and Funding Indicators
Total investment activity in the quarter was USD 275 million. Items to track include re-leasing progress on vacated properties, collections from defaulted tenants, the funding schedule of the remaining USD 134.0 million on the mezzanine loan and the balance between life science investments and the cannabis-focused core portfolio.
