The leased-occupied spread widened 10 basis points to a record 360 basis points, equal to USD 38.8 million of NOI. Roughly a quarter commences in the fourth quarter and about USD 24 million more over 2027. Since the start of 2024, the company has executed 67 anchor leases with 38 brands, 91% of them national tenants, at comparable cash spreads of 31% and a 29% return on capital. Two Container Store backfills, L.L. Bean at One Loudoun and Our house at South Lake Town Square, together delivered a cash spread above 50%. Management said shop space shows the most upside, requires less Capital than anchor space and commands average rents more than twice the average anchor rent, so increasing shop exposure remains a top priority. Project Elevate has exited more than 60 at-risk anchor locations, five watch list tenants have rolled off the top 25 tenant list, and the Credit rating was upgraded.

When the project is complete, management projects sources exceeding uses by about USD 230 million, creating optionality to fund most 2027 maturities, including USD 175 million of exchangeable notes due in April.
