Mortgage REIT Pressured Ahead of Earnings
AGNC Investment (NASDAQ:AGNC), an internally managed mortgage real estate investment trust, is trading modestly lower as a surge in Treasury yields and widening agency mortgage backed securities spreads keep investors focused on book value risk ahead of third quarter results due October 19. The 10 year Treasury yield climbed to roughly 5.26% to 5.28% following a hotter than expected September inflation report that showed annual CPI at 3.7%, while 30 year mortgage rates rose near 7.5%, the highest level since late 2023.
The company invests primarily on a leveraged basis in agency residential mortgage backed securities, earning returns from the spread between asset yields and financing costs, and distributes at least 90% of its taxable income to shareholders as a REIT.
Research Firms Trim Targets as Book Value Concerns Persist
Piper Sandler cut its price target to $10 from $12 while maintaining an Overweight rating, and KBW lowered its target to $9 with a Market Perform rating, with the stock covered by nine analysts holding mixed ratings overall. Bears have flagged book value erosion risk at the company's roughly 7.4 times leverage.
Valuation Metrics Draw Value Oriented Interest
The stock trades at a forward price to earnings ratio of 5.73 and a trailing ratio of 4.36, near a tangible book value of $8.58, while paying a $0.12 monthly dividend equal to a yield above 16%, metrics that continue to draw value oriented interest even amid book value concerns.
Outlook: October 19 Report to Test Book Value Resilience
AGNC shares may remain sensitive to Treasury yield movements until the company's third quarter report provides an updated read on book value and portfolio positioning under the current rate backdrop.
