What Welltower Reported

Welltower reported net income attributable to common stockholders of USD 396.6 million, or USD 0.54 per diluted share, up from USD 0.41. Total revenues were USD 3,715.8 million, against USD 2,685.7 million a year earlier, which is growth of about 38%, simple arithmetic on two company figures. Same store NOI reached USD 820.0 million. Other segments grew more slowly: Seniors Housing Triple-net rose 4.2%, Skilled Nursing 2.8% and Outpatient Medical 2.4%. The gap between the USD 0.54 net income figure and the USD 1.67 normalized FFO figure reflects depreciation, which FFO adds back for real estate companies. For that reason analysts usually track FFO and same store NOI rather than EPS when judging a REIT, and the company's own guidance is framed around those measures.

Growth Engine and Capital

Seniors Housing Operating organic revenue rose 9.1%, driven by 320 basis points of occupancy growth and 5.3% pricing growth. The company completed USD 4.1 billion of gross investments in the quarter, including USD 2.7 billion across 43 seniors housing properties, and USD 13.3 billion year to date, with USD 21.0 billion closed or under contract. Dispositions and loan repayments totaled USD 484 million. Net debt to adjusted EBITDA was 3.02 times and available liquidity was about USD 9.5 billion, which supports further deals without stretching leverage. Welltower (NYSE:WELL) also completed USD 484 million of dispositions and loan repayments, a sign it is recycling capital while growing, though the buying pace remains well above the selling pace.

Outlook and Risks

Guidance now implies net income of USD 3.31 to 3.37 per share and blended same store NOI growth of 15.0% to 16.25%. The midpoint of normalized FFO guidance rose USD 0.10, from USD 6.40 to USD 6.50, simple arithmetic. The quarterly dividend is USD 0.85, payable November 19, 2026, the 222nd consecutive payment. Risks include slower occupancy gains as comparisons harden, the integration of USD 21.0 billion of pending and completed deals, and a valuation that already prices strong growth. Seniors housing supply and staffing costs also bear watching, as does the effect of any slowdown in senior demand on pricing power. The dividend of USD 0.85 per share is covered about twice by quarterly normalized FFO of USD 1.67, simple arithmetic.

Where Things Stand

Welltower's normalized FFO rose 24.6% because seniors housing operations grew same store NOI 21.0%, with higher occupancy and pricing, and large acquisitions added earnings. That answers the headline. The board's USD 0.71 estimate was missed on EPS, which is not the REIT's lead measure. Welltower (NYSE:WELL) raised guidance, but results depend on sustaining occupancy and pricing while funding USD 21.0 billion of investments, so the growth story carries execution and valuation risk.
